AST celebrates ambulatory medical pavilion completion


New Brunswick, NJ — AST, RWJBarnabas Health and New Brunswick Mayor James Cahill celebrated the ribbon cutting for the Robert Wood Johnson University Hospital Ambulatory Medical Pavilion, a state-of-the-art, 15-story building located at 210 Somerset St. Developed and owned by AST, the 229,000 s/f pavilion is master leased to Robert Wood Johnson University Hospital, an RWJBarnabas Health facility, and will substantially increase access to comprehensive care in the region.

Situated in the heart of New Brunswick’s healthcare district, AST worked closely with RWJUH, the state’s largest academic medical center through its partnership with Rutgers Robert Wood Johnson Medical School (RWJMS) to design and build a facility tailored to the health system’s long-term needs. The RWJUH Ambulatory Medical Pavilion supports RWJUH centers of excellence service lines in an outpatient setting. The building features leading-edge exam rooms to enhance clinical practice workflows and the patient experience, along with a modern ground floor lobby complete with a café and direct access to the adjacent public parking garage.

AST’s vision for 210 Somerset Street dates back nearly 20 years when it began its three-phase redevelopment for a 1.20-acre city block between Somerset St. and French Street in downtown New Brunswick. Redevelopment efforts commenced in 2006 with the turnkey of an 854-space parking garage on behalf of the New Brunswick Parking Authority. In 2008, AST completed 10 Plum, a nine-story, 125,000 s/f medical office building also leased to RWJUH. 10 Plum features four operating rooms, one procedure room, a 10-bed post-anesthesia care unit as well as a 13-bed pre- and post-operative area. The multispecialty center offers general, gynecological, vascular, plastic, podiatric, and retina-vitreous surgery, as well as pain management, and endoscopy procedures. Together, 10 Plum and 210 Somerset offer a total of 354,000 s/f of medical space, creating a premier destination for ambulatory care in downtown New Brunswick.

Construction was overseen by Torcon, Inc. Architecture and mechanical engineering services were provided by Jarmel Kizel, O’Donnell & Naccarato managed structural engineering and Langan Engineering led civil engineering.

Financing was arranged by Jones Lang LaSalle Securities, legal land use services were provided by Kelso & Burgess, Esqs., and legal transactional services were provided by Greenbaum, Rowe, Smith & Davis LLP.
