Fair Lawn, NJ — NAI DiLeo-Bram & Co. (NAIDB) has arranged the $8.75M sale of a 13.55-acre (587,189 s/f) industrial parcel located at 14-00 Third Ave. in the Bergen County borough of Fair Lawn. Thomas Kirczow, NAIDB senior vice president and a 25+ year brokerage professional represented the seller, a long-time client of the firm, and directly procured the buyer.
“With generous frontage along Third St. and Fair Lawn Ave. and a central location in one of the most sought-after markets in the state, the property offers a tremendous visibility advantage,” said Kirczow. “As such, it makes a favorable addition to the buyer’s Bergen County portfolio in general and their industrial/warehouse assets specifically.”
Once operated as a chemical manufacturing plant, the site currently features a total of six buildings – two of which are occupied by a concrete plant and four of which have been vacant for the past decade – totaling 165,424 s/f. Situated at the Third and Fair Lawn Avenue intersection, the property offers immediate connectivity to the borough’s main thoroughfare and NJ-208, NJ-4 and NJ-20 as well as secondary access to the Garden State Parkway and I-80.
Since joining NAIDB in 2012, Kirczow has represented major tenants, owners and buyers throughout the state of New Jersey. He has a cumulative transaction volume of more than 5MSF and has been an active member of the New Jersey Chapter of Industrial and Office Real Estate Brokers Association (IOREBA).
