Horvath & Tremblay completes the sale of four New Jersey properties for $6,571,000

DiFranco, Lombardi, Schiavello, Gray and Russo orchestrate transactions



New Jersey – Horvath & Tremblay has completed the sale of four New Jersey retail properties for $6,571,000.

Robert DiFranco and Michael Lombardi of Horvath & Tremblay have successfully completed the sale of 430-446 N Wood Ave. in Linden. Horvath & Tremblay represented the seller and procured the buyer to complete the transaction at a sale price of $1,700,000. The properties are comprised of a single tenant, free-standing Dairy Queen, a three tenant in-line retail building and a two tenant in-line retail building. The properties contain a total of 13,090 s/f of gross leasable area on a combined 0.73-acres of land. The properties are 100% leased to a complimentary mix of six local tenants that serve the needs of the local residents.

Steven Schiavello and Patrick Gray of Horvath & Tremblay have completed the sale of a vacant professional building in Clifton. Horvath & Tremblay represented the seller to complete the transaction at a sale price of $1,376,000. The property is located at 429 Getty Ave. in Clifton. The property consists of a vacant 13,200 s/f professional office building on a 0.23-acre corner parcel of land and an adjacent 0.12-acre parking lot that has been paved and striped for 22-spaces. The property is versatile and can be used as a single tenant facility, or can be converted into a multi-tenant professional/office building. The property is strategically located at the intersection of Getty Ave. and Chester St. in the north end of Clifton and is one-block from Main Ave., and ¼-mile from US Hwy. 46 and the Garden State Pkwy.

Connor Russo and Michael Lombardi of Horvath & Tremblay have completed the sale of 500-504 Paterson Plank Rd. in Union City. Horvath & Tremblay represented the seller to complete the transaction at a sale price of $1,725,000. 500-504 Paterson Plank Rd. is comprised of two adjacent buildings, the first is a commercial building leased to Z’s Iron Works, the second building consists of one office tenant, NJ Office Share, occupying the entire first floor, and two, 3-bedroom/1-bathroom residential units on the second floor. Both buildings are situated on a 0.16-acre corner parcel. This mixed-use property is 100% occupied.

Horvath & Tremblay’s Connor Russo and Michael Lombardi also facilitated the sale of 698 Broadway in Bayonne, representing the seller to complete the transaction at a sale price of $1,770,000. 698 Broadway is a mixed-use property in Bayonne. The investment property is comprised of a three-story mixed-use building that features office on the ground floor, and four, 2-Bedroom/2-Bathroom residential units on the upper floors. The building is situated on a .06-acre parcel. This mixed-use Property is 100% occupied. The property is situated adjacent to the signalized intersection of Broadway and W 32nd St.. Broadway is Bayonne’s primary commercial corridor and offers convenient access to area shopping (Walmart, Stop & Shop, ShopRite, TJ Maxx, Home Goods) and restaurants (Houlihan’s, Starbucks, Wendy’s, McDonald’s, KFC and Dunkin).
