Commercial real estate in Westmoreland County PA continues to prosper

CENTRAL PA — David A. Reese, CCIM, president and broker of Commercial Choice Realty, Inc. in Murrysville, declares that business is booming!

The industrial sector is leading the way as there is a high demand for warehouse space along the Rte. 22 Corridor.

The company made up of Reese, his wife Janice (a certified professional commercial agent) and Stepson Michael Martinez a 2015 Case Western graduate with dual majors in Economics and Finance give the company the ability to offer a verity of specialized services to their clients

Bushy Run Corp Park, located just south of Rte. 22 and just West of Rte. 22& Rte. 66 intersection, in Penn Twp. is booming with new development and activity from the tenants in the park, including the relocated Air Gas Company, to a 20,000 s/f building and a three acre yard.

We delivered Med Care that relocated from Monroeville into 75,000 s/f of a newly built 100,000 s/f building with PRL Motor Sports now occupying the other 25,000 s/f.

We have leased 30,000 s/f in two new buildings at the entrance to the park to Sun Belt and Karndean flooring, which has a building across the street.

These properties, along with a number of others, in Bushy Run have been developed by Glen Weaver of Weaver Investments, Inc. There are still lots for sale from the original developer Laura Developers LLC, Reese said they are for sale for $75,000 per acre.

Reese reported that Richard Kacin's company in Murrysville has purchased 31 acres of land along Harrison City Road, and is currently developing 22 villas and 20 single-family homes on the property.

Reese further went on to say that out of the three industrial parks that they lease and sell lots in, namely McClure Industrial Park, White Valley Industrial Park, and Bushy Run Corp Park, there are very limited spaces available. However, they are currently taking reservations for late 2024 and beyond.

Moreover, Reese mentioned that they have the capacity to accommodate buildings up to 150,000 s/f in Bushy Run Corp Park.

On the retail front Reese sold last fall the 107,000 s/f, Penn Crossing Shopping Center in Penn Twp. anchored by Giant Eagle to Broad Reach Retail.

Economic prosperity has been great for the last six years, and Reese predicts that if all goes well, it will continue for the foreseeable future.
