A.J. Sussman Company negotiates sale of former landmark restaurant in Marlton, NJ for $2.3 Million

Marlton, NJ — After 40 years as a South Jersey landmark, the former Mexican Food Factory property has been sold. Alan Sussman of A.J. Sussman Company represented the buyer in the purchase of the 1.2-acre site at 601 Route 70 W, Marlton. The seller was represented by Richard Freedman, Esq.
Sitting amid the well-trafficked corridor, the highly visible and recognizable 3,800 s/f standalone building sold for a record-breaking $605 psf– representing over $300. P.S.F. more than the average for the area. The buyer already has been awarded a license to sell cannabis by the New Jersey Cannabis Regulatory Commission (CRC) and a resolution from the township of Evesham. They will retrofit the property and look to open a class 5 cannabis retail dispensary sometime early in 2026. The sale between the buyer and former owners closed on February 7, 2025, for $2.3 million.
