LIVINGSTON, NJ — Verizon Communications has renewed and expanded its office lease for a total occupancy of 200,000 s/f at Eisenhower Corporate Campus (ECC) in Livingston. The 385,000 s/f class A office complex, located at 290 W. Mount Pleasant Ave., is owned and managed by Eastman Companies along with joint venture partner Long Wharf Real Estate Partners of Boston, MA.
Eastman Companies was represented in the transaction by the brokerage team of Jeff Garibaldi, Michael Witko and Scott Garibaldi of The Garibaldi Group, leasing agent for the property, and Eric Maurer, Eastman’s director of leasing. Jonathan Meisel and Fred Hyatt of JLL represented the tenant. The lease renewal expands Verizon’s current occupancy of more than 154,000 s/f by an additional 44,000 s/f. In 2008, Eastman Companies embarked on a multimillion dollar capital improvement campaign to completely renovate and reposition ECC in order to meet the evolving needs of today’s corporate tenants and accommodate a growing millennial workforce, according to Michael Schofel, managing partner of Eastman Companies.“Our strategic reinvestment in ECC has played a key role in a number of new leases and renewals we have secured in recent years,” Schofel said. “Having an internationally recognized tenant like Verizon renew and expand its commitment by 40% is a testament to the premier business environment that we have created here. Green actions implemented at the complex include the completion of a 420 kW solar installation project designed to provide green power, reduce the building’s carbon footprint and lower operational costs; and the addition of four electric car charging stations. In 2014, ECC received “The Outstanding Building of the Year” (TOBY) honor from the Building Owners and Managers Association (BOMA).ECC is approaching 100% occupancy, with only 56,000 s/f of office space remaining.
