SOUTH BRUNSWICK, NJ — Bussel Realty Corp. (BRC), an industrial real estate services firm in New Jersey, announced it has brokered the sale of 167 Black Horse Lane in South Brunswick, a 110,000 s/f industrial facility. The property was sold for $7.7 million to Bruce Supply Corp. BRC senior vice presidents David Blitt and Robert Sager and vice president Peter Anderson represented the seller, Les Sokoloff, in the transaction. “Bruce Supply, a 30-plus year old supplier to the New York metro area plumbing industry, will use the facility to strategically service their growing clientele,” said Blitt. “The sale of the facility allows the former owner, Federation Distribution, the flexibility of providing additional services to their growing customer base in its new larger facility.” Sitting on 11.40 acres of land, 167 Black Horse Lane is in close proximity to Route 1, 130 and Exit 8A of the New Jersey Turnpike. The property has 4,000 s/f offices, 24-foot ceiling heights, 1500 amps of electric power, nine tailboards and one drive-in, wet sprinklers and 204-car parking.
EAST BRUNSWICK, NJ — Bussel Realty Corp. (BRC), announced AYS Distribution has fully-leased 49 Sixth St. in East Brunswick, New Jersey, a 100,901 s/f industrial property.
BRC senior vice president Leo Esses represented AYS Distribution in the transaction.
The owner, Hasselson, was represented by Chuck Fern of Cushman & Wakefield. “AYS Distribution expanded from 60,000 square feet in its former location in Raritan Center,” said Esses. “At its new location, AYS will also provide for the owner’s 3PL and distribution needs, making this a win-win scenario for both parties.” AYS Distribution is relocating from Keasbey, New Jersey. 49 Sixth St. is a 100,901 s/f industrial warehouse sitting on 12.13 acres. The property features 24-foot high ceilings, 12 loading docks and one drive-in door, wet sprinklers, 40-foot by 40-foot column spacing, and 30 surface parking spaces.
