Hackensack, NJ — NAI James E. Hanson, a leading New Jersey-based full-service, independent commercial real estate firm, announced its team of Anthony Cassano, vice president and Pablo Castro, sales associate, have brokered the sale of two properties in Hackensack, New Jersey totaling 8,800 s/f. Castro and Cassano represented Gerald Salerno and Richard Weiner in the sale of a 4,800 s/f office building, located at 263 Main St. in Hackensack, NJ to Action Construction, LLC. Action Construction, LLC plans to use the space as a real estate office complimenting their specialty in residential and light-commercial development and property preservation. Located in the heart of Hackensack, 263 Main St. is minutes from I-80 as well as Routes 46 and 4 in the middle of the city’s redevelopment zone. The two-floor office building is within close proximity to the Bergen County Courthouse and also offers quick access to major highways, restaurants and shopping. The property boasts eight private parking spots with additional parking available in the adjacent municipal lot and a full basement ideal for storage needs.

NAI Hanson’s Cassano and Castro also represented, Ocean Edge Enterprises, in the sale of a 4,000 s/f mixed-industrial building located at 109-111 Pink St. in Hackensack, to Design N’ Stitch. The building includes 1,600 s/f of office space, has a single bay drive-in and a cleared ceiling height of 14-feet. The private parking lot has 12 spaces and the property is located within minutes of I-80 as well as highways 17 and 46. Design N’ Stitch, was attracted to the space due to the recent updates made to the building, including a new roof which was completed in 2010 and a warehouse heater and HVAC system all installed within the past three years.
“Beyond the fact that this property had the perfect location and amenities to attract a large pool of qualified prospective tenants, this deal was a particular pleasure for us to work with Ocean Edge Enterprises on,” said Cassano. “When we brokered the sale of this same property back in 2006, it was Ocean Edge Enterprises that was purchasing the property. Now nine-years later they are moving to a building three times the size in Pompton Plains and they asked us to represent them in the sale of the property. It goes to show that when a broker is as community oriented as all of the associates are at NAI Hanson are, they wind up representing both parties in the transaction process.”
