Hollister delivers new, state-of-the-art HQ for Langan Engineering & Environmental Services


PARSIPPANY, NJ — Hollister Construction Services recently transformed nearly 80,000 s/f of empty space into a state-of-the-art headquarters for Langan Engineering & Environmental Services. The new office, which accommodates more than 300 employees, is located on the fourth floor of the five-story, 300 Kimball Dr. in Parsippany. “The success of this project was a team effort. We worked closely with Langan, Avison Young, Gensler and the rest of the team in order to meet project objectives. The subcontractors were also a critical part of the team and I thank them for their dedication and for completing a top-quality space. It was an honor to be part of this team and I’m confident that Langan will be happy in their new home,” said Jon Schoenleber, project manager of Hollister Construction Services.

The new space, designed by Gensler, features a contemporary, open-floor plan with ample natural light and state-of-the-art communications technology. The new space also features a 26-person multi-purpose/training room, server rooms, private and general offices, an executive area, conference rooms, various collaborative rooms, multiple pantries and restrooms. It also provides employees with open work areas, meeting hubs and interview rooms to facilitate both team discussions and private sessions. “Hollister Construction did a great job on our new home – 300 Kimball Dr., a LEED Silver building that aligns with our commitment to sustainability,” said David Gockel, president/CEO of Langan. “I am confident that this modern space will enhance the productivity of our staff, strengthen our internal collaboration, and inspire greater technical innovation, which ultimately benefits Langan’s clients here and around the world.”

“The space was designed to be a high-performance workplace that will increase productivity and foster collaboration,” said Milena Jovovic, design director at Gensler. “Langan’s brand can be seen throughout, creating a defined experience for visitors and employees.”300 Kimball Drive is also home to other notable businesses, including Fiserv and FM Global. The building is one of four office properties that comprise the Morris County Office Complex, which is home to Novartis, Deloitte and Day Pitney.Managed by Transwestern, a privately held real estate firm, 300 Kimball Dr. underwent an extensive capital improvement program in 2013 that transformed the single-tenant building into a full-service, multi-tenant facility. The redeveloped building includes a modern 4,900 s/f main lobby and a 3,000 s/f state-of-the-art fitness center, as well as extensive upgrades to the 8,600 sf/ eat-in bistro. “We were excited to work with the Hollister team transforming this building into a state-of-the-art headquarters for Langan. Hollister’s ability to execute and deliver the project on schedule allowed for a successful job completion,” said John Mercurio, senior vice president and Sarah Paddock, project manager for Avison Young. nThe Hollister team leading this effort included Kieran Flanagan, project executive; Jon Schoenleber, project manager; Vincent DeCaro, assistant project manager; Kevin Nugent, superintendent; Andrew Devennie, senior estimator, and Gina Costa, project coordinator. The project partners comprised of Transwestern, building owner; CBRE, broker; Avison Young, owner’s representative; Gensler, project architect; AMA Consulting Engineers, project engineer, and EvensonBest, furniture distributor.
